Not every suitable space is listed for lease. Forsite looks for alternatives even where marketing hasn't started yet.

Owners and current occupiers in the search area are approached directly. An option can turn up before a space reaches public marketing — even one that already has a tenant.

03 · Built-to-suit

Built-to-suit and project structuring

When the market has no suitable space, Forsite sources a plot or development site that fits the tenant's needs and structures the project, which usually starts from the investor or developer of the building to be constructed.

04 · Portfolio management

Ongoing management of your site network

When a company has several premises, managing them takes a continuous effort, not one-off decisions. Forsite acts as the client's ongoing partner, in practice as an outsourced property manager responsible for the site network as a whole.

  • Starting point. A full survey of the current property portfolio: agreements, costs, expiry windows, and the suitability of each space.
  • Annual plan. A prioritised plan for developing the site network: which premises need renegotiating, where to search for new space, and what other network-related tasks the year calls for.
  • Opex/capex management. Tracking and steering the portfolio's operating and capital costs as part of the same whole.
